The Layout

INDOOR LIVING
The luxe living pavilion sits in the centre of the property between the fish pond and the infinity pool. A covered terrace offers soft sofas that overlook the pool and sundeck, and inside the air-conditioned lounge and media room provide cool spaces to relax during the heat of the day. The dining room is located in a separate pavilion and has French doors that open to the garden. This pavilion also houses the cave-like wine cellar with an intimate bar and lounge seating. On the other side of the pond, the billiards room stands in its own building and can be converted to an extra bedroom, meeting room, or dressing room for weddings and events.

MASTER SUITE
Situated next to the pool and living pavilion, the Anandata Room is Villa Kamaniiya’s magnificent master suite. Timber wall panels, a plush king-sized bed and soft lighting create a warm ambiance. The terrace offers sweeping views of the valley and includes a unique seating pod, and the outdoor bathing area has a private Jacuzzi and outdoor shower. There is also a generously sized ensuite bathroom with a rain shower and stone bathtub.

GUEST SUITES
On the other side of the pool from the master suite a tiered pavilion houses two guest bedrooms. The upper room is slightly bigger and has a breezy terrace and beautiful ensuite bathroom with a rain shower and bathtub. The smaller room below is decked out in dark timber and has an ensuite bathroom with a rain shower.

OUTDOOR LIVING
With vast manicured lawns and lush gardens, Villa Kamaniiya offers plenty of space to enjoy the tropical environment and warm weather. Winding pathways lead to open-air structures like the treehouse and relaxation bale, both of which offer incredible views of exotic flowers and foliage. An semi-covered al fresco dining area with a wood-fired oven provides a charming space for informal meals, and a hidden alcove below the living pavilion makes for a divine spot for morning coffee or sundowner drinks. Then there is the stunning infinity pool perched on the edge of the ridge, which is sure to be a much sought-after gathering spot.

Villa Kamaniiya is located in the village of Sayan amidst a lush tropical forest on the outskirts of Ubud. The lively cafes, restaurants, boutiques and traditional marketplace of central Ubud can be reached in just 15 minutes by car. Sayan is a culturally rich area where the Balinese way of life is coloured by an endless cycle of ceremonial rituals to appease the gods. The village is a network of small lanes featuring home compounds and productive rice terraces. Descending down to the Ayung River, Sayan exudes a timeless beauty that has the ability to rejuvenate body, mind and spirit. Villa Kamaniiya is a 45 minute drive from Ngurah Rai International Airport. Cycling, trekking and white water rafting are popular activities that can be experienced close to the villa.
